BOOKINGS
All offers and bookings are subject to availability. The person making the booking must be 18 years of age or over at the time of booking. This person will be deemed the party leader and therefore responsible for all of the rest of the party, and also for all other aspects of the booking, including payment and any shortfalls of any monies due, either during the booking or after the event. 25% of the total cost of your holiday is payable as a deposit at the time of booking. We can only hold a cottage booking for seven days without a deposit. On receipt of deposit we will send you confirmation showing your booking details and the balance of your holiday cost. When you receive your confirmation, you must check all details and inform us immediately if anything is incorrect. The balance payment is due six weeks before the start of your holiday. For bookings made within six weeks of arrival the full cost of your holiday is due at the time of booking. Any all single sex parties and or business bookings must be declared and specifically agreed with us prior to a booking being confirmed.
ARRIVAL AND DEPARTURE
Your cottage is available after 4pm on the day of arrival and must be vacated no later than 10am on the day of departure. Please advise us if you are arriving after 8pm so that alternative arrangements to meet you can be made. Outside the main season and for winter short breaks, we may be able to arrange varying times with you.
NUMBER OF PERSONS USING THE PROPERTY
No more than the stated maximum occupancy level of any cottage may be exceeded at any time during the booking. A cot sleeping infant, under the age of 2 on arrival, may be an additional person and will share their parents’ room. We reserve the right to refuse to hand over to you, or repossess the property if the number is exceeded and will treat these circumstances as a cancellation by you.
DOGS
Dogs are charged at £20 per week. We regret that we cannot accept puppies, nor more than one dog per cottage unless by prior arrangement. Your dog must be kept under firm control at all times. It must not be allowed on any of the furniture or in the bedrooms. It must be fully house trained and be kept on a lead at all times when outside the cottage and in the grounds of the property. Your dog must not be allowed to foul the grounds, interfere with farm stock or the enjoyment of the holiday of other visitors. It must not be left unattended in the property or grounds. Rabies: As the ‘pets passport’ scheme is not foolproof, we regret that we cannot accept pets from countries outside of the British Isles.
CARE OF PROPERTY, BREAKAGES AND DAMAGE
We ask that care is taken with the property, both the cottage you rent and anything else on the premises. If accidental damage of a minor nature should occur, you will not normally be charged, but the party leader will be liable for damages not classified as such. Your cottage will have been thoroughly cleaned and inspected before you arrive. You agree to keep the accommodation clean and tidy and leave the property in a similar condition. We reserve the right to refuse to hand over to you, or to repossess, the accommodation if we reasonably believe that any damage is likely to be caused by you or your party or can repossess the accommodation if damage has been caused. These circumstances will be treated as a cancellation by you.
MAINTENANCE AND REPAIRS
You must allow us the right of entry to the property at all reasonable times, for the purposes of inspecting or carrying out necessary repairs or maintenance
COMPLAINTS
We have made every effort to ensure that your holiday is enjoyable and trouble free. If you do have a complaint or problem, please let us know immediately, so that we may be given the opportunity to rectify and correct the situation as soon as possible. Any complaints or problems encountered during your stay and not reported at the time will not be considered at a later date.
DISABILITIES
We encourage and welcome all guests with any sort of disability, and will do our very best to accommodate any special needs, please ask for our ‘Accessibility statement.’
CANCELLATION AND INSURANCE
All monies paid are non-refundable, unless we are able to re let the property, in such case, if just the deposit as been paid, it will be refunded less an administration fee of £25. If the full amount has been paid, we will refund the amount that we are able to re-let the cottage for, less an administration fee of £25. We have all necessary third party and public liability insurance on the property. However your personal and travel insurance is not included, and we strongly advise you take out Personal Travel and Cancellation insurance.
MATTERS BEYOND OUR CONTROL
You must take all necessary steps to safeguard your personal property and no liability to you is accepted in respect of damage to or loss of such property.
